The Portopiccolo complex in Sistiana, near Trieste will be branded Tivoli, the Minor Hotels’ brand Italian debut. 

The property is due to open at the end of June

The resort comprises the 58-room five-star Falisia Luxury Collection Resort & Spa, 203 luxury flats and 110 berths, and is scheduled to reopen by the end of June under the name Tivoli Portopiccolo Sistiana Resort. The agreement between the Minor group, which also includes the Nh brands, and the property was signed on 31 May. The complex is held by Hig Realty Partners: the real estate investment division of the international fund Hig Capital in collaboration with the asset management company InvestiRe.

The company’s best financial year

On the wave of the general recovery of tourism in the Garda area, the company controlled by Franco Gnutti Holding (Fgh) closed its best financial year ever with revenues at €40.4 million +49% compared to 2021 (+1.5% vs 2019).

"In 2022 the hospitality and wellness businesses grew in line with the Garda market," reads a note, "absorbing the lack of Russian tourism and benefiting from incentives such as the spa bonus. While the company's results were therefore satisfactory, 2022 saw a European scenario weakened by macro-economic events, with consequent heavy social and economic repercussions, starting with the increase in the prices of raw materials, gas and energy".

A new Garda flagship store

In 2022 there were investments for more than 4 million, aimed at the complete restyling of the historic Fonte Boiola Hotel, one of the company's four hotels.  Last year also saw the opening in the heart of the Garda peninsula of the new flagship store designed by architect Massimo Iosa Ghini: a commercial space, in which water and mud are central elements, dedicated entirely to the Terme di Sirmione Cosmetics line."

Greenblu Hotels & Resorts has just opened its first property in a mountain destination. The former 4-star hotel Annamaria is located in the Madonna di Campiglio Marilleva ski area in Trentino-Alto Adige. With this new addiction the Apulian-based hospitality company reaches a portfolio of twelve 4 and 5-star properties, for a total of 1,300 rooms and 3,500 beds, located in the same Apulia region, as well as in Sicily and now in Trentino.

Greenblu has signed a lease contract with the property ownership: Pendragon Mountain is controlled by Pendragon Real Estate Fund, an investment fund focalized on hospitality assets located in Trentino, Sardinia and France. Completely renovated in a contemporary and minimalist style, combining modernity with cozy Alpine comfort, the former hotel Annamaria has over a 100 rooms, a spa and wellness centre, an indoor swimming pool, a bar, restaurant, terrace, and parking facilities. World Capital Group (WCG) acted as advisor in the rebranding operation.

A prestigious ski resort in the Dolomites

With the opening scheduled for December 2023, Vincenzo Gentile, Greenblu Hotels & Resort’s CEO said “Taking over this first property in the mountains is an important diversification for Greenblu Hotels & Resort. We are pleased to move for the first time outside of Southern Italy to this prestigious ski resort in the Dolomites, a UNESCO heritage site.”

Terme Merano has made sustainability its keyword and its green soul for 2023.

The revanped management of the Rocco Forte Hotels group in Italy aims at enhancing synergies and seizing market opportunities.

Francesco Roccato new cluster general manager Milan and Florence

Francesco Roccato has been appointed cluster general manager Milan and Florence, leading the pre-opening and opening of Carlton Hotel and Rocco Forte Houses in Milan. In addition, he has taken over the supervision of the Savoy Hotel in Florence. This new role presents an exciting challenge for Roccato, following his previous successful stint in Rome as the head of Hotel de la Ville and Rocco Forte House. Under his leadership,the properties received prestigious accolades such as the Forbes 5 Star rating consistently for four years.

Rome’s new cluster general manager is Giacomo Battafarano 

Giacomo Battafarano has assumed the role of cluster general manager Rome, with operational responsibilities for Hotel de Russie, Hotel de la Ville, and Rocco Forte House Rome. Meanwhile Franco Girasoli continues as general manager of Masseria Torre Maizza, the award-winning resort in Puglia with 40 rooms, while Isidoro Di Franco retains his position as cluster general manager Sicily and is tasked with ensuring the success of the Sicilian properties.

The new Italica Hotels & Resorts brand manages five hotels and intends expanding with more properties.

The Italica Group which is part of the Italica DMC, in the past worked in partnership with the Spanish company Smy Hotels. The operator currently has five directly managed properties: the Bellamonte Hotel in Trentino, the Borgo Magliano Resort in Tuscany, the Garden Area in Rome, the Sighientu Resort in Sardinia, and the Tonnara di Bonagìa Resort in Sicily.

Looking for medium-sized hotels that need management

The Italica Hotels & Resorts Group had a turnover of €11 million in 2022 and is planning to expand.


“We are interested not just in medium-sized hotels in Italian holiday resorts, both in the mountains and by the sea, such as Calabria, Puglia, Sardinia and Sicily, but also in small and medium-sized hotel chains looking for management. One of our goals is to satisfy the increasing number of requests from abroad, mainly from European tour operators looking for an all-inclusive product.”

From April to December 2022, over 97,000 rooms were sold, resulting in an average occupancy rate of 65% for Belstay Hotels. 

“Revenues have increased by 7%”

The focus on hosting corporate events has significantly contributed to these figures for Belstay Hotels. Following the opening of the hotels in Milan Assago and Venice Mestre the company processed approximately 1,500 requests for cost estimates for events or conferences. Some 300 of these were successfully fulfilled, primarily in Rome and Milan

Belstay Linate has become a prominent destination in the airport vicinity, with occupancy rates surpassing 80% and an added focus on the restaurant, where seasonal menus are curated by renowned chef Andrea Ribaldone. Belstay Roma Aurelia, known for its revenue performance, hosts events on average three to four times a week, Belstay Milano Assago has successfully attracted a series of events, while Belstay Venezia Mestre benefits from an excellent reputation, largely due to its high levels of service.

The new gourmet fine-dining Ninò restaurant  and guest activities
