The HD8 Hotel Milano has changed ownership as the asset management company Coima sgr has acquired it from Covivio for €23 million.

In a strategic location near the central station and the underground

The 4-star hotel has 79 rooms and is on 11 floors in Piazza Duca d'Aosta. Having undergone a complete renovation in 2021, the hotel is currently leased until 2041, with a potential extension of nine additional years. It boasts an impressive average booking rate, consistently reaching close to full occupancy (over 90%), owing to its strategic location near the central station and two underground lines.

“Our Core II fund focuses on high-quality properties in central, well-connected locations”

“The purchase of this building aligns with the investment strategy of our Core II fund, which focuses on high-quality properties in central, well-connected locations offering attractive returns,- says Coima’s chief investment officer Gabriele Bonfiglioli. “-

The transaction was carried out through the Coima Core Fund II (Core II), which was established in 2012 with an investment strategy focused on acquiring and managing properties in major Italian cities, particularly Milan.

A significant redevelopment project

The current portfolio comprises direct investments in eight properties totalling approximately 30,000 square meters, along with four indirect commitments to other real estate funds and companies. The transaction was made possible through a new loan of around €33 million secured by the Core II fund with Bper Banca. “This transaction concludes the asset enhancement process, which already involved a significant redevelopment project, including the transformation of the original office space into a hotel,” said Alexei Dal Pastro, Covivo’s Italian managing director.

Hnh Hospitality has reported a significant growth in turnover, closing the first half of the year (November 2022 - April 2023) with revenues of over €30.6 million.

Improved occupancy and higher average prices

This is a substantial increase compared to the €18 million recorded in the same period last year, representing a growth of 70. The boost in turnover can be attributed to improved occupancy and average rates. The occupancy of Hnh properties has risen from 49.6% to 65%. Despite the impact of Covid on the previous year's figures, particularly in the first quarter of 2022, the current occupancy rate exceeds the projected forecast of 60.5%. Average prices have also seen a positive trend, rising from €103.48 to €116.59.

A growing portfolio for the Almar brand

In addition to the strong financial performance, Hnh Hospitality has expanded its portfolio during the first half of 2023. In partnership with Accor the company has taken over the management of the Almar Timi Ama in Villasimius, Sardinia, which is now operating as the Pullman Almar Timi Ama Resort & Spa. This is the third property under the Almar brand.

“We expect to close the fiscal year with revenues of over €105 million”

“We are experiencing a period of strong growth, as evidenced by the results which went beyond our expectations in the first half of 2023, with figures that have almost doubled compared to last year,” says Luca Boccato, CEO of the Hnh Hospitality group. “We expect to close the fiscal year on 31 October with revenues of over €105 million. A very positive result, possible thanks to an occupancy  that we expect close to 2019 levels and with average rates rising to over  €150.”

Bevagna was an important Roman city

The Roman Baths feature a magnificent mosaic floor from the 2nd century AD, adorned with depictions from mythology and the marine world. This mosaic is believed to be part of the frigidarium cold bathing area. It reflects Bevagna's past as an important Roman city for trade, and a transit point along the Via Flaminia. Recent discoveries beneath the former Dominican convent support studies and research suggesting that Bevagna had a river port directly connected to Rome via the river Tiber, serving as an important waterway in ancient days.
